It is one of the common complaints in this industry, and it almost never arrives as a phone call. The crew changes. The detail work quietly stops. Nobody tells you. One day you notice the blinds, then the soap dispenser, and you realize the service you signed up for is not the service you are getting.
There is a structural reason that can cause this to happen. A large share of commercial cleaning in Indianapolis is performed by national franchises and subcontracted crews, so the company that sold you the contract is not the company in your building at nine at night. Active Owner Oversight
We inspect new accounts in person after the first few cleans, while habits are still forming and small problems are easy to correct. Once an account runs the way it should, inspections move to a regular cadence, and we will come out any time in between if something needs attention. You will not be routed through a national call center to get that visit.
A Written Scope of Work
Every account gets a written scope spelling out what gets done, how often, and on what rotation. This is the document that protects you. When a cleaning company underbids a job, the shortfall shows up as tasks quietly disappearing from the list, and without a written scope there is nothing to point at. With one, the conversation is simple.
Staff You Can Have in Your Building
Every employee is background checked and trained on our procedures before working an account. We carry $2,000,000 in aggregate general liability coverage along with full workers’ compensation and commercial auto insurance, and we provide certificates of insurance to your building or property manager on request.

Which Service Does Your Building Need?
If you are searching for a commercial cleaning company and are not sure which of the above describes your situation, here is the short version.
If you need someone in your building on a regular schedule (nightly, weekly, or somewhere in between), that is janitorial service, priced as a monthly contract. If your building is an office and you want the scope built around office spaces specifically, start with office cleaning. The two overlap heavily, and either page gets you to the same conversation.
If you need something done once, that is project work: a construction cleanup, a floor restoration, an event turnaround, or a unit turnover. Those are quoted per job.
Most buildings eventually need both, which is the practical argument for using one company. One scope document, one point of contact, and no ambiguity about who is responsible when something gets missed.
How to Compare Cleaning Bids
Two companies can quote the same rate per square foot and deliver completely different service, because one is cleaning restrooms nightly and rotating detail work weekly while the other is emptying trash and running a vacuum. The rate tells you almost nothing on its own.
Compare the written scope instead. Ask what happens nightly, what happens weekly, and what happens monthly. Ask whether the cleaners are employees or subcontractors. Ask who inspects the work and how often. If a bid comes in dramatically below the others, the difference is almost always labor hours, and you will feel it by month three.
